Single Family Roofing

When M&T Exteriors replaces a roof, we make sure to review all components of the existing roofing system. The roofing system is not only limited to the materials that are observed from the exterior of the building, but from within the attic as well. The attic floor area, structural wood sheathing, attic insulation, and ventilation all play major roles in extending the life of the roofing system that is installed. First, we check the attic floor layout and confirm that all ventilation is proper per the most recent building codes. To do this, we look for daylight at the soffit locations along with baffles to promote air intake at the eaves. We then look up towards the ridge to confirm that there is some form of an exhaust vent (i.e. pod vents or continuous ridge vents). Next, we review any ductwork within the attic to ensure all exhaust ducts are ventilated out through the roof properly with the rooftop vents. Another item to note would be the amount of insulation that exists within the attic. Upgrading to the current codes at the time of the roof replacement would be beneficial to extending the useful life of your new roofing system. Finally, we review the existing roof materials to confirm if the roof is at the end of its remaining useful life or if you may have a couple more years left in the existing system. We always share our honest opinion with the Owner during our initial inspection so they can make an informed decision based upon our findings.

Shingle Re-Roof Geneva

Prior to the start of this project, we had observed there to be dark staining on the existing insulation/plywood sheathing within the attic. We had notified the Owner immediately. They then had a mold remediator test for mold and they tested positive. The Owner then remediated the entire attic and we came in afterwards to upgrade the ventilation along with installing new batt insulation and blown-in fiberglass insulation. After all insulation work was completed, we continued onto the completion of their new roofing components. We removed all existing roofing materials down to the bare plywood sheathing, replaced any rotted sheathing, and then added new ice and water barrier, 15# asphalt roofing felt, and GAF Timberline HD shingles. We then continued to replace the gutters and downspouts with new.


Entire home roof restoration – Geneva

We recommended the replacement of the entire roofing system; including the low slope roofing, steep slope roofing, and the gutters and downspouts. After tearing off the existing roofing materials down to the plywood sheathing, we had noted there to be severe damage to the carport structural components along with structural damage to most of the low sloped roofing sheathing and wood framing. The Owner was not happy with the reported findings, but was relieved that the work was completed properly so that any damage could be repaired at the time of the service. On the steep sloped roofing sections, we had installed new ice and water barrier, 15# roofing felt, and GAF Timberline HD shingles. On the low sloped roofing system, we had installed new GAF Liberty Self-Adhering base and Granulated Self-Adhering cap sheets. After the field of the roof was completed, we had installed new custom gutters with a custom bent aluminum fascia to match the historic presence per the requirements of the local City’s Building Department.


Cedar shake to asphalt shingle re-roof – Sugar Grove

We recommended replacing the existing cedar shakes with new architectural asphalt shingles. This saved the Owner money on the initial investment along with yearly maintenance costs. We removed all existing roofing materials down to the bare plywood sheathing, replaced any rotted sheathing, and then added new ice and water barrier, 15# asphalt roofing felt, and GAF Timberline HD shingles. We did not replace the gutters and downspouts at this property since they were recently installed. However, it is a good practice to remove and replace the gutters and downspouts at the time of a roof replacement project. Replacing this component will allow for the installation of the ice and water barrier onto the fascia for added protection. Additionally, the new gutters and downspouts will be adjusted with a degree of pitch and all openings/seams will be resealed and working more efficiently.


Shingle re-roof – Geneva

We recommended installing new soffit baffles where they were observed to be missing, spray foam penetrations within the attic, and extend bathroom ducts through the roof with a rooftop vent. We then continued with the recommended work as proposed along with the removal of all existing roofing materials down to the bare plywood sheathing, replaced any rotted sheathing, and then added new ice and water barrier, 15# asphalt roofing felt, and GAF Timberline HD shingles. The existing gutters and downspouts were re-used.


Shingle re-roof – Geneva

We recommended replacing the chimney flashing and the existing asphalt roofing materials with new. We then continued with the recommended work as proposed along with the removal of all existing roofing materials down to the bare plywood sheathing, replaced any rotted sheathing, and then added new ice and water barrier, 15# asphalt roofing felt, and GAF Timberline HD shingles. The existing gutters and downspouts were re-used.


Shingle re-roof – Geneva

We recommended replacing the bathroom vent duct rooftop vent, chimney chase, gutters and downspouts, and the existing asphalt roofing materials with new. We then continued with the recommended work with the exception to the gutters and downspouts as proposed along with the removal of all existing roofing materials down to the bare plywood sheathing, replaced any rotted sheathing, and then added new ice and water barrier, 15# asphalt roofing felt, and GAF Timberline HD shingles. The existing gutters and downspouts were re-used.


Shingle re-roof – Geneva

We recommended replacing the existing chimney flashing with new along with the replacement of the existing asphalt roofing materials with new. We then continued with the recommended work as proposed along with the removal of all existing roofing materials down to the bare plywood sheathing, replaced any rotted sheathing, and then added new ice and water barrier, 15# asphalt roofing felt, and GAF Timberline HD shingles. The existing gutters and downspouts were re-used.


Shingle Re-roof – Geneva

We recommended replacing the existing chimney flashing, gutters, downspouts, and skylight along with the replacement of the existing asphalt roofing materials with new. We then continued with the recommended work as proposed along with the removal of all existing roofing materials down to the bare plywood sheathing, replaced any rotted sheathing, and then added new ice and water barrier, 15# asphalt roofing felt, GAF Timberline HD architectural shingles, and a new Velux fixed deck mounted skylight.


Shingle re-roof – Barrington

We recommended the complete replacement of the existing roofing materials with like kind. The existing attic ventilation was confirmed to be correct. Then, we completed the removal of all existing roofing materials down to the bare plywood sheathing, replaced any rotted sheathing, and then added new ice and water barrier, 15# asphalt roofing felt, and Owens Corning TruDefinition Duration architectural shingles.


Shingle re-roof – Batavia

We recommended the complete replacement of the existing roofing materials with like kind. The existing attic ventilation was confirmed to be correct. Then, we completed the removal of all existing roofing materials down to the bare plywood sheathing, replaced any rotted sheathing, and then added new ice and water barrier, 15# asphalt roofing felt, and Atlas Pinnacle Pristine architectural shingles. The existing gutters and downspouts were later replaced.


Shingle re-roof – Wayne

We recommended replacing the existing skylight and replacing  the existing roofing materials with like kind. The existing attic ventilation was confirmed to be correct. Then, we completed the removal of all existing roofing materials down to the bare plywood sheathing, replaced any rotted sheathing, and then added new ice and water barrier, 15# asphalt roofing felt, GAF Timberline HD architectural shingles, and a Velux fixed deck mounted skylight. The existing gutters and downspouts were re-used.


Shingle re-roof – West Chicago

We recommended a complete replacement of the existing roofing materials with like kind. The existing attic ventilation was confirmed to be correct. Then, we completed the removal of all existing roofing materials down to the bare plywood sheathing, replaced any rotted sheathing, and then added new ice and water barrier, 15# asphalt roofing felt, and GAF Timberline HD architectural shingles.


Shingle Re-Roof at Garage Addition – West Chicago:

We recommended complete replacement of the existing roofing materials with like kind. The existing attic ventilation was confirmed to be correct. Then, we completed the removal of all existing roofing materials down to the bare plywood sheathing, replaced any rotted sheathing, and then added new ice and water barrier, 15# asphalt roofing felt, and GAF Timberline HD architectural shingles. The existing gutters, downspouts, and soffit/fascia were later replaced.


Shingle Re-roof – Wheeling

We had recommended to upgrade the existing ventilation along with the replacement of the existing asphalt roofing materials with new. We then continued with the recommended work as proposed along with the removal of all existing roofing materials down to the bare plywood sheathing, replaced any rotted sheathing, and then added new ice and water barrier, 15# asphalt roofing felt, and GAF Timberline HD architectural shingles. The existing gutters and downspouts were re-used.
