M&T Exteriors Inc. conducts professional roof infrared studies that can save a building owner thousands of dollars on roof replacement costs. An Infrared study is used in commercial low-sloped roofing to help determine if and where possible wet insulation under the roofing membrane may be. This is completed by revealing hot spot areas in the roofing system caused by moisture infiltration into insulation that has lost its original R Value.
After an infrared study has been completed, core samples may or may not be conducted to confirm that the suspected insulation is actually wet. After the areas are identified, they can be sectioned out and replaced. Thermal imaging is required by most roofing manufacturers when doing an overlay to an existing commercial low-sloped roof or conducting roof restoration.
